The short version
Most floor sanding contractors are set up for residential work. They sand a lounge room, put three coats on, and move to the next job. That's fine for most homes.
But when a floor needs to match a specification, maintain even coverage across a large open plan, sit alongside a particular joinery colour, or survive a commercial fitout -- "three coats and she'll be right" isn't enough.
